We have built our rentals up over a 5 year period, with two properties, having a good website (always being tweaked), with some good regular business and featured on other major international sites.

We are now ready to grow this business into a full time proposition. We have the expertise, the knowledge of the area, some extremely good contacts, the systems to grow the website and the confidence that, after this time, we can build a good return for our investors.

Who are the investors?

You are likely to be someone who is looking to invest in an overseas property but maybe not want to “risk” your investment in an “off plan” development or spend a fortune on something you will only visit maybe once or twice a year. However, you would like some security in bricks & mortar and perhaps some rental dividend, or return, for your money – and the occasional holiday, this might be for you.

You might have the cash or want a mortgage – whichever, we can offer you an excellent vehicle to put your investment into.

How does it work?

We are offering 3, quarter shares in one of our properties in Nerja on the Costa Tropical in Spain. We are keeping one quarter ourselves.
It has a proven track record in rental income, which has grown consistently for 5 years, and is sited in a very pleasant complex, with fully maintained gardens and two swimming pools, just a 10 minute walk for the town and the same for the famous Burriana beach. Our other apartment is located on the same complex and we are looking for others here – why? – because it is well situated and easy to get everywhere from here, the town, the beaches, local transport and all the other facilities like shops and restaurants and, a great place to have a holiday.
Of course, the apartment is fully furnished and managed by us, and is part of a longer term plan to build the investment portfolio for our partners (you) and us.
The quarter share in this first apartment, No 74, is £39,000 and the investment is agreed, or locked in, for a 5 year term. At 5 years the investor has the option to sell their share, first offering them to the existing partners and, if this is not taken up, to go to the open market. The share will be offered at the current valuation at that time. Dividends will be offered annually based on the net rental gained after maintenance, community charges and taxes. We expect a return of at least 5% based on the current performance – this of course could be much higher and is unlikely to be lower, as history has proven, and the current climate suggests that even more people than ever are taking self catering/rental deals.

What use do I get from the investment?

To maximise the returns, the apartment will need to be rented out at peak periods, as the calendars show on our web site. Owners will have the right to book those weeks if they wish but, at the going rate. We have worked hard, as the bookings show. However, there is sufficient “non-peak” time to allow 3 weeks holiday for each shareholder – and – should there be breaks in the other times, short gaps in the calendar – it may be possible to take additional short week-ends, etc. The purpose of this investment is to give a good return and allow you to have time in “your” property. Of course, on top of the rentals, there is the capital growth over the 5 year period.

If I bought a property outright, I would have all the benefit!

True, but you would also have to organise the rentals, maintenance, etc and, if we use the example above, fund 100% plus furniture for the deal. You would also have to establish a good website and client base, and that is if you can find the right property in the first place! You would be able to go whenever you like and have as many weeks as you like in the property after all, you would own it all! The truth is most people will only get there about 3 weeks of the year if they are lucky! We have done all that and so can pass on all our experience to you as an investing partner. Rental has proved to be, with a little hard work and learning, the best the way forward. However, you need to be in the right place and have the right amount of exposure to benefit from the effort you put in – once again, we have put in the time and the experience here to maintain this opportunity for you and with you. It is not a cold start or risky investment. It already has a 5 year track record and growing! This proposal offers you the same benefits to you as it does to us, but we do the work!

What is the eventual aim?

As more investors begin looking into this package, we will secure more properties to put into the investment portfolio. We expect that once you have experienced working with us, that you will be interested in coming in with us on one or two more opportunities. If not, that is just fine but, what ever you choose, we want you to feel that your investment was a good one, after all, you will be telling others of capital growth, holidays and rental income that you get in return – good for us and good for future investors.
